Our client, a property management firm located in Wakefield, MA is seeking a detail-oriented Associate Property Manager to join their team on a temporary to permanent basis. This role will consist of a Monday-Friday, 8:30am-5pm schedule and is compensating $26/hour on the contract side and between 60-65K once permanent depending on experience.
Position Overview:
As an Associate Property Manager, you will embark on a comprehensive learning journey in property management. This entry-level role provides full property management responsibilities for a designated portfolio, allowing you to work closely with the General Manager to develop and enhance your property management skills.
Essential Duties and Responsibilities:
- Tenant Move-ins: Prepare commencement letters and handle lease administration.
- Liaison Role: Act as the point of contact between tenants and construction management, participate in punch list walk-throughs, and coordinate finish selections.
- Tenant Service: Respond promptly to tenant needs and requests for service and assistance.
- Property Management: Ensure long-term occupancy through superior customer service, maintain property appearance, manage operating expenses and capital expenditures.
- Service Contracts: Evaluate and oversee service contract requirements and property maintenance contracts.
- Repairs and Maintenance: Coordinate repairs, maintenance, and site inspections.
- Financial Management: Process and approve Accounts Payable, collect Accounts Receivables, prepare annual budgets, and develop comprehensive capital improvement schedules for each property.
- Reporting: Prepare monthly variance reports, update data on lease changes, and coordinate operating expense reconciliations.
- Supervision: Supervise maintenance and administrative personnel to ensure high-quality tenant service.
- Additional Duties: Perform other tasks as assigned.
Education and Experience:
- Bachelor's degree (B.A.) from a four-year college or university.
- 1-2 years of experience in property management or a related field.
Skills and Qualifications:
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
- Experience with Yardi Property Management System and other relevant software.
- Strong organizational skills and attention to detail.
- Excellent customer service orientation and ability to work with vendors.
- Effective data entry skills and report generation.
- Ability to manage invoices and correspondence efficiently.
